The Village at Crooked Palm is a 136-acre redevelopment/campus expansion project involving both the Brooks Institute of Photography and USA Petroleum, Inc. Located in the City of Ventura's Westside neighborhood, the project will transform the existing Brooks Institute of Photography Campus and abandoned USA petroleum refinery into an extraordinary mixed-use environment defined by beautiful tree-lined streets, superb architecture, ample open space, and the Ventura River. The master plan contemplates development of approximately 1000 residential dwellings (student/faculty housing, single-family residential, live/work townhomes, condominiums, etc.), neighborhood serving and campus supporting commercial retail/office, and a multi-modal transportation center. Achieving a balance between job creation and housing are also central to achieving the overall vision of this master plan. The Daly Group is responsible for overall entitlement strategy development and implementation and direct management of all master plan consultants for the USA petrochem portion of the property.
